Hi friends,

Welcome to the very first edition of Homeward â€” a regular note from me that goes beyond real estate to explore the things that make life feel intentional, inspired & well-lived.

This is where I’ll share a blend of what’s happening in the real estate market, wellness rituals I swear by, travel notes, and little things I’m loving right now... all with the hope that something in here adds to your day.

This newsletter feels like the culmination of the last several years of evolving, "figuring things out" and changing directions, both in my personal and professional life. It's the place where all the pieces of ME - real estate, wellness, travel and my every day living - can finally come together.

REAL TALK

If you're curious about what’s happening in the Las Vegas real estate market — here's the short version: It's a good time to be a buyer, there is a lot of inventory to choose from and you can be pickier with your price & terms compared to years (even a few months) past.

Sellers are having to do "more" to get their homes sold - Be prepared for more time on market, more strategic pricing and pay more attention to how the home is presented.

Here's what the numbers are saying â€” From July 2025 | $1,000,000+ | All Property Types:

  • New Listings: 4,804 (+6.9% from 2024)
  • Homes For Sale: 11,781 (+33.3%)
  • Closed Sales: 2,770 (-9.6%)
  • Average Days on Market: 41 (+32.3%)
  • Months of Supply: 4.5 (+37.4%)

4 to 6 Months of Supply is considered a "Balanced Market." Buyers have more opportunity and sellers must position their homes to be competitive. This type of market creates opportunities on both sides - it doesn't always have to be a drastic, one-sided buyers OR sellers market!

IN GOOD HEALTH

This month’s reminder from my wellness world: Magnesium is your best friend.

So many of us are depleted and don’t even realize it — low magnesium can affect sleep, energy, hormones, and even anxiety levels. Our bodies don't make magnesium naturally, it's very difficult to get enough from our food these days, so supplementing is critical.

My favorite forms of Magnesium to supplement with?

​Magnesium Malate during the day for energy, focus and an electrolyte boost! (don't forget your adrenal support at the same time!)

​Magnesium Glycinate before bed for relaxation, calm and preparing the body for a good of sleep and recovery. I truly never miss a night.

 

TRAVEL NOTES

My husband and I were in Steamboat Springs, Colorado at the end of July visiting family friends and attending a very special wedding. I grew up going to Steamboat every winter to ski as well as in the summers for hiking, attending the rodeos and boating.

It's definitely a place you need to visit if you get the chance, it's natural beauty and inviting charm are unmatched. Here are a few of my must see & do's in Steamboat Springs:

  • The Rodeo - Every Friday during the Summers, up against the mountain, it's a blast
  • Primrose - Arguably the best restaurant in Steamboat, the sea bass was phenomenal
  • Mountain Tap Brewery - Alex's favorite is the Hoppy Hiker IPA
  • Hike Fish Creek Falls - Great hike, beautiful waterfall at the end, bring bug spray
  • Strawberry Park Hot Springs - Beautiful and massive hot springs worth visiting
  • Creekside Cafe for Breakfast - Been there forever, just the best traditional breakfast
  • Mambo Italiano - Moody, authentic and so much fun
  • Float down the Yampa River - Rent tubes downtown and bring a beverage
  • The Farmer's Market - Saturday's down by the river, great vendors and a very Colorado vibe

Ashley Creative Events​ - Wedding & Event Planner​

Ashley and her team helped me plan and put together the most special birthday celebration for my 30th in July. From initial planning meetings months in advance, coming up with an overall theme (we did Art Deco meets SoCal Pool Party), to connecting me with vendors, keeping everything organized, monthly update calls, and being there the entire day making sure the party flowed and went off without a hitch. I'm so grateful to Ashley & Lo for making it such a fun and memorable day for me and everyone who attended!

THE EDIT

My new favorite scent is from Guerlain - Mandarine Basilic Forte. I came across it during our trip to Anguilla at the beginning of this year. We stayed at the Belmond Cap Juluca (now one of our top favorite hotels) and their spa carried all Guerlain products.

Even after all these months I still cannot get enough of the delicate, fruity but subdued scent of this perfume. They make a hand lotion as well which I just recently bought and can't believe I hadn't sooner.
